We’ve discussed curb appeal and can’t stress the importance of it, however what happens when a potential buyer walks into the house is just as important. The foyer is your second chance to make a first impression (if such a thing exists). Houses that feel warm and inviting sell faster than homes that don’t. It’s time to start sprucing up those foyer’s and these tips are the best way.
Declutter – If your entry way is full of shoes, coats, bags, etc. then it’s time to declutter and get rid of anything that isn’t essential. You want a buyer to be able to picture themselves in the space and be excited about buying something. Seeing your clutter is the equivalent of asking someone to pay full price for a dirty shirt. Most people will pass.
Paint – The newer your home feels, the more likely a buyer will be to want it and to pay a great price. Fresh, updated paint will help your foyer…. and door… feel like new. Be sure to use neutral colors that will appeal to the majority of people. Change to new hardware (door knob, lock, etc.) if needed to make sure it looks fresh and shiny. Don’t forget the trim.
Storage – You want to make sure you have plenty of storage. A bench or cabinets are highly sought after treasures for a beautiful entry way. If space doesn’t allow, a simple hook for coats may be all you need.
Lighting – Even if you have big windows and a beautiful pendant chandelier in the foyer, showings that happen at night or on stormy days may need more light. Think about adding a lamp if necessary. After all, you want them to be able to see the house and all the hard work you’ve put into preparing it.
Seasonal Decor – Add a table with a centerpiece near the front door. Spread some candles and autumn decor throughout to show a welcoming sense of taste and style. Just be sure not to clutter up the hallway, especially if you don’t have a large foyer.
Remember when you sell your home, you are selling a product and potential buyers do not have the emotional attachment to your house that you do.
